With the crisp wind around, leaves changing from their luscious green color to fiery red, autumn is upon us. It’s a beautiful season. It’s also the season of changes. Why not take these advantages autumn is offering to make your open house stand out and attract more buyers? These are a few simple tips on how you can do just that.

Revamp Your Curb

The curb is the first and last thing people will see of the house so make sure that it will leave a good impression on them. It can be one of your best selling points.

Enhance what is already there: give the bushes a trim, patch up brown spots on the grass, cut down dead flowers… If possible, adding some new autumn flowers or other seasonal plants will be the finest finish touch. Mums, asters, goldenrods, helenium… are some flowers that thrive during colder weather and produce gorgeous, vibrant seasonal color. Remember to rake up dead leaves in the yard and beds. You don’t want your curb to looks unkempt and dirty.

Pay attention to the appearance of the outside of the house and siding conditions as well. Cleaning up the gutters and downspouts, fix paint chips and pressure wash the siding to keep the house’s exterior looking its best.

Bring Autumn Indoor

It doesn’t matter when you’re trying to sell a house, it’s always a good idea to give the walls a fresh coat of paint. Autumn is all about those warm, earthy tone colors. Try painting the walls in a rich shade of caramel or cream. It’s a neutral color but warming color, and it will go with your old furniture.

After you decluttered the house, you can add pops of color with accessories in deep reds and oranges. For example, a small vase, a few candles or a simple wall decoration would make great decorations without crowding the house.

Bring the nature in the house by filling the vases or pots with autumn flowers. It’s even better if the flowers inside match the flowers you have placed outside. Place the vases at the entrance, in the living room or anywhere with a lot of empty spaces.

Light, Light, Baby

At this time, day is getting shorter and night is getting longer. Use this to your advantage. You want to have enough light to accentuate the best features of the house. During the day, open all the blinds and shades. It’s always good to let some fresh air in. You should prepare a lot of light and lamp for extra illumination when it starts to get dark. Make sure all the light bulbs are working. You would want your house to look like it’s glowing brightest among other houses on that street because that’s where people’s eyes will go to first. No matter what time it is, your listing should look bright, clean, and open.

Get Cozy

As the weather is getting colder, it’s important to show the buyers how comfortable they would be staying in the house. Pay attention to the sofas and chairs, giving them some throw pillows or a blanket on the side. They should be in the same shade and look cohesive with other elements of the house.

If the house has a fireplace, light it up. There’s something about a crackling fire in the fireplace and some well-placed candles that seem so welcoming and homey. Take advantage of the season and help buyers feel at home during your open house.

*Note: don’t burn the candles, as some people might not like it and you don’t want to drive buyers away because of that.

Offer treats

Put out some hot coffee and fresh-baked cookies, or pumpkin cupcakes… any of fall-favorite treats would be good. They all should be warm and give out a nice scent. Not only will it make the whole house smell nice, and warm up the buyers so they want to stick around longer, it encourages people to imagine themselves being in the house during fall, baking cookies and cooking their first Thanksgiving dinner.

You can also sneak in one of these Pumpkin Spice Syrup recipe postcards with your information on the house brochures you give out. It will be the perfect addition to the fall treats collection while helping you promote your service.

Don’t over do it

It’s easy to go overboard with the decorations. While adding a few things here and there can make the house stand out and memorable to the buyers, you don’t want it to become too overwhelming. You just want to accent how nice the house is, and show buyers the potential of what it can look like for them if they live there. Leave room for them to imagine their own touches, of what they will bring to the house to turn it into their home. Remember to keep all of the seller’s personal items tucked away. The most important thing is still that the whole house is completely clean and ready to move in.
